1   General business discussion (worldwide) / A cynical look at the new family structure  on: Jul 6th, 2009, 03:18am
Started by IanLoup | Post by IanLoup
Has the new family structure paved the way for the flat and apartment culture in Kerala especially the cities? In most families, there are two earning members with children brought up as an afterthought by nannies or private residential schools. This family structure was unheard of until a few decades ago.

With the older generation out of the way in some remote village and the growing kids safely deposited in some private schools, homes have changed into glorified hotels where the husband and wife turn in late at night for a few hours of precious sleep.

Most often than not, the children are packed off to the ancestral home or a vacation spot during vacations. With these changes in the general lifestyle of the upper middle class, the need for large sprawling bungalows and villas has lost their significance. Flats and apartments are low in maintenance and need less people to maintain.

Homes have become just another modern utility that makes the life of people easier like the dishwasher or vacuum cleaner. This is a long way from what a home was in the past. In the past home was a place where two to three generations lived together and most memories of a human being were connected to ones’ home.

In the current age, people are no longer sentimental about their homes. For example, a Kochi Flat or apartment is considered mainly as an investment for the future. The newly popular senior citizen mortgage – reverse mortgage that is gaining momentum in our country seems to indicate just that.

2   General business discussion (worldwide) / Backlog of housing and its resolution  on: Jun 25th, 2009, 01:02am
Started by JanelRoach | Post by JanelRoach
On the basis of 1981 census data, the backlog of housing needs, as on 1st March 1981, was estimated by the National Buildings Organization to be of the order of 5.9 million dwelling units, the break up of which is as follows:

a) Homeless 0.2 million
b) Overcrowding and congestion
i) Excess of households over houses (excluding houses) 1.1 million
ii) Number of married couples requiring separate room/house 0.3 million
c) Replacement of traditional houses 3.1 million
d) Obsolescence/replacement of old houses 1.2 million

Total 5.9 million

The state government has resigned to the fact that through its own efforts it is impossible to meet the increasing backlog of housing units in the state. Thus the private players are given more freedom in the real estate market. Even then major developments are still not taking place due to the hidden controls and other rules and regulations.

In the recent census that was completed in the year 2001, the government has been able to see the results of the freedom given to the private sector. The private sector has already effected major changes in the real estate sector in the state. To own an Apartment in Kochi , it is now becoming increasingly easy than ever before mainly due to the availability of home loans of various interest rates. The proliferation of apartments in Kochi is now being noted as a key factor that resulted in the reduction in the backlog for housing in the teeming city. The skyline of the city center has already changed in a mass way.

4   General business discussion (worldwide) / What do you think of Obadiah Shoher's views on the  on: Mar 4th, 2008, 1:58pm

What do you think of Obadiah Shoher's views on the Middle East conflict? One can argue, of course, that Shoher is ultra-right, but his followers are far from being a marginal group. Also, he rejects Jewish moralistic reasoning - that's alone is highly unusual for the Israeli right. And he is very influential here in Israel. So what do you think?
